GUIDE TO RENTING WITH 2LET2
Viewings
To book your viewing you simply need to make an appointment at least 24 hours in advance by popping in, dropping us an email at enquiries@2let2.com or calling the office on 02920 226 222.
We always recommend booking an appointment to see a property as a whole group, as this normally helps you all make an informed decision.
Viewings will always be accompanied by a 2let2 Agent and you can meet us at our office to discuss your requirements in further detail to find you the perfect home in Cardiff.
Our members of staff will show you around prospective properties and answer any queries you have or make any negotiations between you and the Landlords. We are able to arrange viewings throughout the week and on weekends so just get in touch!
Reserving your property
If you have found the property you want, just let us know! We will then talk you through the next steps and provide you with all the necessary information you require, including:-
- An Agreement to Lease
- Prescribed Information for the bond protection
- Application forms
- Financial Guarantor forms
- An example contract
Please do take note of what is required from you before you commit. You will need to provide a Financial Guarantor, suitable references, two forms of photo identification and pay a deposit at the contract signing stage. Rent is normally paid monthly by standing order unless otherwise stated.
The Renting Homes (Fees etc.) (Wales) Act 2019 permits certain fees/ charges to be made where a Tenant has defaulted on or breached their obligations under their Tenancy Agreement. A list of those fees can be found here.
Holding Deposit - Once you have completed the above you will be asked to pay a Holding Deposit. It is important that you complete what is required of you satisfactorily and sign the contract to ensure that this is refunded back to you. It is equally important that you do not provide any false information.
Completed Financial Guarantor forms & references must be returned to the office prior to the contract signing. Each tenant must have a Guarantor form, which is to be returned to the office within 7 days of reserving the property and we will also ask for a reference from your current or previous Landlord.
Rent is normally paid monthly in advance by standing order unless otherwise stated.
Financial Guarantor
You should be aware that you will need a Financial Guarantor and they will need to complete and return the appropriate form. There are requirements that will need to be met by the Guarantor and they will need (1) be a UK homeowner (2) over the age of 25 (3) have a clear credit history (4) provide confirmation of earnings equivalent to a minimum of 3 times the annual rent (5) be able to provide proof of identification and proof of residence (6) be willing to take on the obligations in the Tenancy Agreement provided to the Tenant.
If you cannot provide a Guarantor please speak to a member of staff.
We will be required to carry out certain checks on the Financial Guarantor. These may include a Landlord check, credit file and public records check, confirmation of employment and salary details and accountant reference confirmation if you are self-employed.
Reference
You will be asked to complete an application before referencing can be undertaken. You should also provide two forms of identification (Passport, Driving Licence, Student Identification, VISA, Resident Permit).
You will need to obtain a reference. If you are currently residing in halls, you will need to request it from your reception. Alternatively, we can contact your Letting Agent/Landlord/Employer for you.
We may carry out checks against the credit file and public records of the individual, confirmation of full time student status, an Anti-Money Laundering check, confirmation of employment and salary details, confirmation of previous tenancy details and right to rent checks. Reporting the results of all those checks to your prospective Landlord to see if your application is acceptable.
Contract Signing
You will need to sign your contract before the agreed expiry date to secure the property. At the contract signing, all Tenants must be present. You will be signing the contract similar to the draft version we gave you on the reservation. We usually use a standard Assured Shorthold Agreement (AST). You will also need to provide 2 forms of I.D as well as your Security Deposit which we will protect for you!
